What Is Modified Bitumen Roofing?

Modified bitumen is a multi-ply roofing system derived from traditional built-up roofing (BUR) and modernized with polymer-modified asphalt. The two primary polymer modifiers are APP (atactic polypropylene), which provides excellent UV resistance, and SBS (styrene-butadiene-styrene), which provides superior flexibility and low-temperature performance.

Unlike single-ply membranes like TPO or EPDM, modified bitumen is installed in multiple layers — typically a base sheet and a cap sheet — creating a more robust, puncture-resistant roof system. This makes it the preferred choice for roofs that experience regular foot traffic from HVAC technicians, rooftop equipment access, or mechanical system maintenance.

Modified bitumen is available in torch-applied (flame-fused), hot-mopped (applied with hot asphalt), and cold-process (adhesive-applied) installation methods. The torch-applied method is the most common for commercial applications in Charlotte, delivering the strongest adhesion and most durable seams. Cold-process is preferred for sensitive environments where open-flame work is not permitted.

The granulated cap sheet surface is available in standard black or white (highly reflective) finishes. White granule cap sheets can qualify as cool roofs, improving energy performance significantly while maintaining the durability advantages of the multi-ply system. Modified bitumen cap sheet torch-welded, hot-mopped, or cold-adhered with minimum 3-inch laps. All seams, penetrations, and flashings completed in the same application.
